From a constrained existing structure, the home has emerged as a seamless Coastal Spanish residence that fully embraces its Harbour Bridge views. With a recent market valuation of nearly $8M AUD, this project stands as a high-value Spanish gem in Rose Bay, proving the foresight and spatial problem-solving capabilities
THE HILLSIDE EQUATION
Situated on the characteristic steep slopes of Rose Bay, the existing residence commanded a prime position with direct views of the Sydney Harbour Bridge. However, the original structure failed to fully exploit the site's potential: spatial connectivity between functional zones was fragmented, and key vantage points were significantly underutilized.
Our brief was to refine and upgrade. The primary challenge lay in adhering to Woollahra Council's strict building envelopes, height controls, and landscape preservation requirements, while simultaneously resolving complex ground-level transitions to create the seamless flow required for modern living. Our goal was not merely aesthetic renovation, but finding a strategic solution to the site planning within a highly constrained framework.
RESPECT AND TRANSFORM
Our strategic first step was re-planning the circulation. A pivotal success of the project was successfully negotiating with the Council to approve the design of the entry pathway and the positioning of the garage right on the boundary line. This was a critical factor in achieving equilibrium between the architectural footprint and the site's functional zoning—a complex feat in this highly regulated precinct.
With the new layout, restrictive partition walls were calculatedly removed to reveal an open-plan flow between the living, kitchen, and dining areas. Floor-to-ceiling glazing was reinstated at critical datums, integrating the Sydney Harbour spectacle as an inseparable element of the interior.
Furthermore, clever management of the floor levels allowed the home to cascade with the natural slope. This created a smooth, logical transition from the living areas down to the pool and garden, effectively resolving the disjointed nature of the original dwelling.

Coastal Spanish – Contextual Harmony
Morphologically, to satisfy both aesthetic desires and planning integration, the exterior was defined by a Coastal Spanish Revival language. We carefully infused this spirited style to introduce charm and softness to the otherwise robust massing of the existing structure.
Sand-hued Stucco finishes and terracotta roof tiles serve as the defining material palette. Arches and wrought-iron balconies were introduced with restraint to create elegance, evoking the atmosphere of a Mediterranean retreat while remaining in absolute harmony with the surrounding architectural landscape of Woollahra.
